Highly Accurate Valuations

Take advantage of the latest in predictive technology and receive consistently accurate property valuations. ValueSAFEis a truly "blended model." It draws upon a combination of hedonic, index, and various hybrid valuation methodologies. Each valuation method is backed by a number of our predictive technologies including Neural Network, Linear and Non-Linear Regression, Econometric and Statistical Non-Regression-Based Time Trend, Data Mining, Statistical Discrete and Statistical Fuzzy Clustering, Probabilistic, Bayesian, and Optimization approaches.

Meaningful Confidence Score

Coester Appraisal Group delivers confidence scores directly correlated to the accuracy of our valuations. By focusing on the relationship between our multiple valuation methodologies and other analytics, we are able to produce meaningful and useful confidence scores. The ValueSAFE Confidence Score (VCS) is specifically designed to be an indicator that is highly correlated to the accuracy of our market value estimate. In order to accomplish our objective, we use our proprietary techniques to look at numerous factors and their relationship to our valuations. For example, we analyze the multiple valuation methods running behind the scenes to identify patterns reflective of accuracy levels. We also consider a host of additional metrics such as fitness analytics

ValuINDEX Plus:

Our standard AVM is a hybrid or blended AVM, which means multiple methods (including market data and indexing) are combined to create the final valuation. Based on client requests, we have created a separate product which removed the market data in hard to value areas of the country. This created an Index-only product (ValueNDEX Plus) which uses our extremely accurate, proprietary, in-house index. Based on a local and regional market trends, a percentage of change in value for a specific market area, over a specific period of time, is developed. We then apply that percentage of change, starting with a previously known value, to a specific property and determine the value estimate.

ValueINDEX Plus Value: ValueINDEX Plus Value is the estimated market value of a subject property based on an analysis of available data using various time series techniques. ValueINDEX Plus reports include a value estimate, confidence score. ValueINDEX Plus allows you to value almost any property, and receive virtually a 100% hit rate. ValueINDEX Plus requires a previous known valuation and the date of that valuation. The valuation could be a previous sale, or appraisal.

Collateral Integrity Analysis Report (CIA):

The Collateral Integrity Analysis report is presented in an easy to use format with a summary page encapsulating all major findings to save you time. The market proven metrics include the Subject Risk Score, the Market Risk Score, the combined Collateral Integrity Score, among others that provide a comprehensive snapshot of market conditions. Following the summary page, the CIA report provides detailed property information for a number of recent sales and local properties, maps, graphs and other market analysis to support and confirm findings. Analyze, detect and accurately identify high-risk properties, market areas, and transactions. The Collateral Integrity Analysis (CIA) report utilizes the latest technology to analyze, detect and accurately identify high-risk transactions, market areas, and transactions while minimizing costly false positives. The CIA report provides the mortgage banking industry with powerful and supportive information, vital in identifying fraudulent or high risk real estate transactions, prior to critical business decisions involving origination, acquisition, servicing, or loss mitigation strategies. ValueSAFE’s Collateral Integrity Analysis report applies state-of-the art analytics to all aspects of specific property, local and regional market dynamics, including historic price trends, forecasting analysis, and the complexities of fraudulent behavior. The resulting analysis and information are reconciled to provide a series of predictive scores that are highly correlated to the likelihood of risky or poor loan performance due to collateral fraud, early payment default, or other associated mortgage risk. The report also includes pertinent actionable items to efficiently direct review efforts in the verification of findings.
